A vendor may need certificates, title information, planning information and other relevant disclosures. The required information depends on the property and circumstances.

What is the Section 32?
It is the vendor’s disclosure statement under Victorian sale-of-land requirements, distinct from the Contract of Sale. It generally needs to be provided before the purchaser signs. The required information and documents depend on the property and transaction. Read Consumer Affairs Victoria’s seller document guidance.
Information to discuss with Richard
- Ownership, title details, mortgages and other interests affecting the land.
- Council and water information, outgoings and relevant notices.
- Planning matters, easements, covenants and other restrictions.
- Owners corporation information and documents, if applicable.
- Tenancy, occupation and other arrangements relevant to the sale.
- Building work, permits, approvals, insurance or warranty material and building-related notices that may be relevant.
This is an indicative preparation list, not a complete disclosure checklist for every property. Recent building work or unusual circumstances may require further enquiry.
Your knowledge matters
Answer the seller questionnaire accurately and tell Richard about notices, works, disputes, restrictions or changes you know about. Searches and certificates are important, but do not assume they reveal everything you need to disclose. Raise missing or uncertain information before the draft is finalised.
A general preparation process
- Make a brief seller enquiry and discuss the property and intended timing.
- Richard considers eligibility, conflicts, scope and the proposed engagement.
- After engagement, complete the requested questionnaire and provide records through the agreed method.
- The required searches and documents are assembled, and questions or gaps are addressed.
- Review the draft information carefully with Richard and report any corrections or later changes.
Start your seller enquiry
Enquire about seller conveyancing and use the existing seller checklists. For the buyer’s perspective, see the Contract and Section 32 buyer guide.
Confirm the professional fee, other costs and complete scope in a written quote. An enquiry does not accept instructions, guarantee a preparation date or establish that a property’s disclosures are complete.
