Record deposit, finance and other condition dates and provide the signed contract promptly.

Unconditional

Buyer conditions are satisfied and the matter progresses toward settlement.

Settlement preparation

Adjustments, lender requirements, settlement figures and electronic settlement arrangements are progressed.

Final inspection & settlement

Buyers complete the final inspection, settlement is completed and the keys or handover follow the agreed arrangements.

Once the contract is signed, Richard keeps you informed of the important dates and requirements that need to be satisfied by the buyer before the contract becomes unconditional.

Preparing for settlement

Once the contract becomes unconditional, Richard manages the conveyancing process through to settlement
and keeps you informed about the steps ahead, including

  • Arranging settlement with your lender and the other parties
  • Preparing for the final inspection
  • Final inspection of the property before settlement

Yes. If you are considering a purchase, preparing for auction or getting ready to sell, you can contact Richard to discuss where you are up to.

What does the $990 fee apply to?

It applies to an eligible standard Victorian purchase or sale for an individual Australian citizen or permanent resident. Company and trust matters are outside the standard fee.

Are searches and other third-party costs included?

No. AML/identity screening, VOI, searches, certificates, PEXA, statutory charges and non-standard work are separate and identified in your written quote.

Do I deal directly with Richard?

Yes. Richard is your direct point of contact throughout the conveyancing matter.

What happens before your matter is accepted

An initial enquiry is only the starting point. Before The Conveyancing Team acts for you, Richard must confirm that the matter can be accepted and the scope of the engagement.

Engagement first

Your matter does not begin until the engagement is accepted in writing and the scope and applicable fees are confirmed.

Identity and compliance checks

Depending on the matter, identity verification, AML/CTF checks and other compliance requirements may need to be completed before we act.

Time-sensitive matters

Please tell Richard about any important date when you enquire. Do not rely on an initial website enquiry as confirmation that a deadline is being monitored.
